Fresh plans to turn a former mirror showroom into a large shared house have been lodged after a previous application was rejected.

A new application has requested permission to convert the former Finefit premises on Church Street West in Radcliffe into a 28-bedroom house in multiple occupation (HMO) after plans for an even larger bedsit were thrown out.

The fresh HMO proposals lodged by applicant Steven Rick Kerfoot, see the number of rooms reduced from 35 to 28 after planning officers said "the scale and density of the development would be seriously detrimental" to existing residents.

The applicant added that the new plans address other issues highlighted in the old application including insufficient information on bin storage, concerns over parking and "inappropriate" window designs for the existing structure.

The 516sq/ft building, which is currently vacant, is 50 metres from Radcliffe’s Metrolink stop and close to the town centre.

The planning application for the proposed Finefit development said the applicant feels “that the development will enhance the immediate surroundings".

It said: “The overall design is to reflect the character of the surrounding area.

"The development has been designed to be robust and adaptable over time.

“This has been achieved by providing sufficient internal and external spaces that provide potential opportunities for the dwelling to be extended, converted and adapted."

The application added that the development will include 12 allocated off-road parking spaces for 12 cars as well as cycle storage.

The town has been subject to a number of other applications for HMOs in recent months.

In October last year, plans to turn the former Hawthorn Hotel in Stand Lane into an 18-bed HMO were thrown out over concerns it would provide "substandard accommodation".
