ALMOST 100 homes can now be built on land in Prestwich after developers overcame a final obstacle.

Redrow Homes wanted to put up 97 houses on land off Valley Park Road and Clifton Road and Bury planning committee was initially asked to make a decision in August.

However, neighbours expressed concern that proposed 'affordable' homes — those sold at 80 per cent of the market value — would be clustered together, contrary to Bury Council policy.

The committee deferred the decision while the issue was addressed and, at last week's meeting, members voted in favour of granting permission after hearing Redrow Homes had changed the design so the affordable homes would be spread throughout the site.

The other point of contention was raised by Simon Anders, representing Prestwich Residents Group, who claimed the new homes would intrude on the privacy of existing homes.

Mr Anders said: "Clearly, these 11.5metre-high blocks would be disproportionate in height and overlook the existing two-storey dwellings."

However, a Bury Council report advised the committee that there would be at least 28 metres between the new properties and the existing ones.

"Therefore, the proposed development would not have an adverse impact upon the residential amenity of the neighbouring properties," the report added.

Cllr Jackie Harris said she believed the site would benefit from the new homes as it was currently "an absolute mess".

Cllr Alan Quinn did not object to the application, but labelled the design "one of the most boring developments I have ever seen", a description Redrow Homes disputed.

A spokesman said: "These homes are packed with environmental features to minimise energy use and are 40-per-cent more efficient to run than homes built just a decade ago. Solar panels are also offered as an option to customers."

Work must begin within three years for the permission to remain valid.
