NEW family homes could be built on the site of a disused chicken farm in Radcliffe.

Developers have submitted plans to erect 14 detached houses on a plot of land at the junction of New Road and Radcliffe New Road.

Ascalon Properties Ltd is seeking to demolish the existing buildings on the site, some of which have become dilapidated since the chicken farm ceased operations, and have scaled its original plans to build 39 homes, after Bury Council expressed concerns about over-development.

A statement submitted to the council’s planning office on behalf of the applicant said: “The original proposal comprising 39 dwellings highlighted that that the site could accommodate a much higher density of dwellings.

“However, following the council’s pre-application advice, the layout was improved and the scale of development reduced to provide fewer dwellings on site with each dwelling benefiting from greater private amenity space.

“The proposed development of 14 dwellings makes good use of the site whilst respecting local residents and the constraints identified by the LPA.

“The final proposal includes the provision of a buffer zone to mask the new development from the existing dwellings to the south east of the site, as well as maintaining the existing trees.

“The applicant has also had various discussions with the existing residents near to the site, and these parties have agreed that the reduction in scale and the proposed access works will help reduce any effects upon their amenity. The design has been amended and adapted to reflect concerns that arose through this consultation.”

The application adds that the proposed development would “deliver new homes to meet identified need and demand” and “directly contribute to the local economy through construction jobs, council tax revenues and the new homes bonus.”
