PLANS have been submitted to Bury Council to build three new houses in Radcliffe.

The site comprises a vacant area of land located on the west side of James Street North, close to the town centre.

According to the planning statement submitted by Salford-based Paul Butler Associates, the site is currently “bounded by 1.6m high concrete and timber fencing. To the north and south of the site are adjacent terrace dwelling which front James Street North. There is also terrace dwelling to the east on the opposite side of James Street North. To the west of the site is an area of ‘Protected Open Space’.

The site is located within the designated Radcliffe Renewal Area and Radcliffe town centre according to the Bury Unitary Development Plan, but is not located within a conservation area and does not contain any listed buildings.

The council’s online planning database shows that planning permission was granted for similar developments in 2007 and 2011. The current application proposes a similar form of development to that approved comprising a terrace of three two storey dwellings with accommodation provided within the roof-space.

According to the application, the homes will be in a terrace format and each will have accommodation spread over three floors. They will comprise a hallway, WC, kitchen and living room on the ground floor; two bedrooms and a family bathroom on the first floor; and a master bedroom with en-suite provided within the roof space. A dormer will be provided to the rear elevation enabling efficient use of the roof space.

Each of the houses will be “constructed of red brick with tiled roofs which reflects the local vernacular and surrounding properties”.

Like other terrace properties in the surrounding area, dedicated car parking is not provided, with residents having to park on the surrounding roads.
