BUSINESSMAN Simon Holland reckons the launch of his new venture could revolutionise the way homes are sold across Bury.

Mr Holland already owns Jacob’s Ladder Property Consultancy in Bury Road, Edenfield, but is setting up My Own Estate Agent (MOEA) early in the New Year.

The father-of-three believes house sellers can save themselves thousands of pounds if they are equipped to go about marketing their property in the right way.

Although he is concentrating the launch of his concept in Bury and neighbouring Bolton, Mr Holland’s ambition is to roll the idea out across other areas in the UK.

“Currently, only about 0.5 per cent of homes are sold by owners selling independently,” he said. “In the USA that percentage is significantly higher because both the buyer and the vendor must have an agent.

“When you read many of the property descriptions listed online and look at the photographs, many home sellers are coming to the conclusion they could do the job themselves.

“That’s because the best person to sell your own home is you, the homeowner. You live there. You’re the one with memories of your home and who knows how to use each room to its maximum potential and you can conduct enthusiastic viewings with potential buyers, as well as having all the answers to their questions.”

Mr Holland, aged 38, said one of the biggest concerns in moving house is dealing with the legal side and that the solicitor is always the most important “piece in the puzzle”.

His plan is to give sellers the opportunity to market their own property on the MOEA website.

“Buyers can put their own personality into their listing and share little details that make their house a home,” he said. “This can be anything from how large the kitchen is great for gathering loved ones on special occasions to how the garden is the perfect size for a children’s trampoline or summer barbecues.

“People should share the story of their life in their home, connecting their listing to social media sites and spread the word.

“People can put together their own ‘marketing tool kit’ for a fraction of the price they would pay for the marketing services of an estate agent.”
