PLANS to demolish a farm building in order to make way for a new stable block have been given the go-ahead.

A stable block for six horses will be built at Openshaw Fold Farm, in Bury and Bolton Road, Radcliffe.

In addition, a tack room — used for storing bridles, saddles and other equipment — and outdoor manège — an area in which horses and riders are trained — have been incorporated into the plans.

Bury Council has granted planning permission for the development subject to conditions. They request that details of the proposed surfacing and boundary treatment for the manège are submitted to the Council prior to development.

The stables must also only be used for domestic purposes and not for commercial livery, equestrian or other use.

Agent Gary Hoerty Associates submitted a supporting document to the Council on behalf of the applicant at the end of May. It reads: “The applicant has recently purchased Openshaw Fold Farm from the Earl of Wilton Estate and intends to use it as the base for his farming business.

“In addition to the proposed demolition and replacement of the existing farmhouse, the applicant has plans over time to replace the other dilapidated agricultural buildings.

“It is proposed to construct a building containing stables, also including a tack room. This building is to be approximately L-shaped in form. It is to be a steel portal frame building; the walls are to be concrete block with dark green box profile cladding; the roof is to be light grey fibre cement sheets.

“We have demonstrated that the proposal comprises sustainable development in accordance with the requirements of National Planning Policy Framework, and complies with Bury Unitary Development Plan and the relevant guidance within the Green Belt guidance.”
